Things to Ask Your Contractor...

If you ask your prospective contractor a few questions you can quickly guage their level of expertise, education or background and in most cases separate the ones who want to build a sold customer base or who just want the quick fast buck from the insurance check..

1. What can I do to better ventilate my home? Ventilation can greatly help cool your home in summer, keep it warm in winter and reduce your energy costs by 25-30%. I can ventilate the average home for less than $500.00. My contractors either use a rolled ridge system that goes on your gable ridge or we use solar powered attic fans that are quiet, run on their own power and are a great investment that pays for itself.

2. Are you installing a Class 4 roof? Can you upgarde me at your cost?
If they say no, then you say no to their business. A Class 4 roof will in most cases lower your insurance permium by 28-30% (state farm) and greatly aid in protecting your home. It is an added expense that most insurance companies do not pay for. Many contractors upgrade you.

3. Can I see the Xactimate and Eagleview? If they cannot provide an Xactimate it doesnt mean they dont have it because some good companies outsource it. But if they WONT provide it at your request dont do business with them.

4. Warranty- You want a minimum of a 5 year warranty on labor. The fly by nights wont be able to offer you this. Theyll tell you they can offer a 1 year. You want a local company with a 5 year warranty!

5. Code upgrades- You want to ask about code upgrades. Do you have space decking? Do you need ice and water shield? Is drip edge required? ASK THESE QUESTIONS?

6. Downpayment- Most local companies wont require you to put anything down upfront or just pay for the materials. Fly by nights want the whole check. Negotiate with your company. In most cases they can work with you.

7. Most Important...

ARE YOU COMPLIANT WITH SENATE BILL 38? CAN YOU SHOW ME A COPY OF THE LAW AND IS YOUR CONTRACT COMPLIANT?
